When kids grow up they can't afford to buy a home in the area
Many leave for college and never move back. Some try to move back and rent for a while, but unless you get financial help from somewhere or live with family while you save, its hard for many to save enough to buy a home.
Eventually many parents who have kids who end up staying in Utah and other places follow their children and grandchildren and move there.
