Because markets won't sustain these rates long term. Optimism for rate cuts is holding things together right now.
The market has mostly priced in the idea that rates will *start* to come down in the next 6-12 months. Will rates fall to zero again? Maybe sometime in our life, but not anytime soon I don't think. But I think mortgage rates going from 6.5%-7% to 3.5%-4% is likely in the next couple of years.
