Could sell for around $900 now. It has been crazy, we couldn’t live in our current neighborhood if we were buying now. We also lucked out in being able to refinance to sub 3 rates after we bought.

Yeah, not ideal but rates will fall in time and prices on good homes 10 min from the beach will rise.

Also true for sure. We looked at homes more info and the insurance was more than the lower mortgage payment.

Because markets won't sustain these rates long term. Optimism for rate cuts is holding things together right now.

It's tough to say. Right now inventory is so low that prices keep going higher. Lower rates means expanded supply
