It wouldn’t change anything, that’s my point. Buyers get wound up thinking about
the agreement between the sellers and their agent. But the buyer really has no business even worrying about it because it really has nothing to do with them.

You may say, “if they paid the selling agent less then I’d get a better price on the home.”

But that’s never how it is. A seller wants to get as much for their house as they can. If they are willing to pay for third party help to do so that is up to them, and they factor it all into their bottom line. But if they don’t get the help they STILL want to sell the house for as much as they can.

By the same token, you’re not going to offer more than what you think the home is worth either. And it doesn’t matter what the agreement is between the seller and their agent.

So you as the buyer simply bring the offer you think the home is worth, and if the seller can match it up then great.

But employ or not employ third-party help really doesn’t change the fact that both of you want to get fair market value As both buyer and seller.
