$1.5M/home.

I'll find the home, tour it, fill out a utah standard real estate purchase contract, coordinate closing, inspections, financing, negotiations, communicating with the buyer's agent, etc. to simply save myself $45,000. I've done it a few times now it's easy (deals without a seller agent involved at all).
