You’re right in many cases, but there’s good reason. We’ve had buyers that
insist On representing themselves, which is just fine. In some cases, it’s been no problem at all.

In other cases, the buyers literally know so little about the process that the entire transaction becomes a giant mess.

I’ve also seen sellers who refuse to work with unrepresented buyers because of the mess that it can cause. Again, that’s not with everybody, it’s just what I’ve seen.

In the end, the agreement between the sellers and the selling agent stands on its own regardless of who comes and what representation they have. A seller could agree to pay their agent 10% and it’s nobody’s business except for the seller and their agent.

So how much of that comes out to assist the buyer and the buyers agent is up to what the seller wants to dictate and ends up translating in the final negotiation of the house.
