Okay so what happens now if I call a listing agent and say I want to put an offer on a home they are listing and I

That’s the big question for me.
My offer of $1M for your home where I don't have a buyers agent should be a legitimate offer and should be worth $30k more than the other people's $1M offer but they have an agent with a 3% buyer's fee.
