Buyer broker agreements have been required in Utah for years. And yes they spell
out compensation to the buyer’s agent, regardless of who pays the comp. But again, that amount is situationally negotiable.

The biggest changes really are just in the paperwork:
1. Buyer agents can’t charge more than what’s spelled out in the agreement
2. Paperwork has to be signed prior to showing a home. This one has always been recommended as a best practice, but now it’s mandatory.
3. Buyer agent commission is now negotiated as part of the purchase agreement rather than being simply left up to the seller and what the seller agrees to initially. This is how it’s done in the commercial world.
