You not having an agent doesn't save the seller money, you are hoping to have the seller's agent take a lower fee, which they likely are not going to agree to. Your offer is the same to the seller as one who does have an agent. If you want to find a deal where you are saving the seller money then find a deal that is not listed with an agent/ for sale by owner. Once the listing is signed good luck convincing the listing broker to take a lower fee.
