The reason its so cheap is Japan is dying

Birth rates are at historic lows and have been for awhile, meanwhile the government isn't running the money printer for asset bubbles like ours is, nor is their government importing a bunch of people to keep the ponzi scheme going.

The result is that outlying areas are depopulating.
