This is true, except in high-demand areas, where housing supply lags demand

For example, for as long as the church is a thing (and doesn't call on the members to walk back to Missouri) I expect housing in Utah to be in high demand.

Also worth noting that we're probably waiting on boomers to die or be put into care facilities. Downsizing just doesn't happen that often.
