Rental property should be in an LLC. The LLC will be disregarded for income tax
Purposes (if set up correctly) and you will not need to file a return for it. There are no tax considerations here, just liability protection.

Farm should probably be in an LLC as well, but hard to say without more info and as another poster pointed out there may be some property tax considerations.
