I have done FSBO several times. On both sides. When I sold my last house
I did a $100 listing to get it on the MLS and offered a buyer side commission of 2.5%.

No seller side commission because I represented myself. The paperwork isn’t hard and the title company handles a lot of the details.

Since the traditional commission arrangement is 6% of the sales price I could offer my house slightly lower than a comparable house and make more money by cutting out the agent on my side.

When I purchased, since I didn’t have an agent on my side the seller’s agent could keep 4% and I got a 2% cut on the price.

The seller gets the same amount. Their agent made more and I got a discount.

It doesn’t always work like this but it can.

If the house has been sitting for 2 years, you may be able to cut some kind of a deal.
