Put in an offer as the commission to seller agent shouldn’t impact your offer. You don’t have to be represented by an agent so don’t sign anything with the selling agent to be represented. Use a real estate lawyer if you need something reviewed.
The value of the home is the value of the home whether or not there is an agent. If the contract expires with agent they aren’t going to suddenly list it lower because no agent. They are going to list it at new market rate. Agent commission shouldn’t really impact the price it sells for.
