If I reach out to seller to see if interested in not using real-estate agents
is that frowned upon or is seller obligated by an agreement with real estate agent?
seller is a builder who built the house. House has been sitting for over 2 years. I have not contacted the agent and the seller just changed agents

The seller signed a contract. Once they list with an agent they have to use them
