In my research, I looked at government reports on population and tourist visitors to the area to determine if a park was feasible in the area. Some of the 200k initial investment is to hire a private 3rd party feasibility firm to produce a report on the what size of park would work in the area, and what location would work best. Based on my preliminary research, the area can support a park of about 750,000 annual visitors.
