There's a lot of factors to consider there, and getting it right can be really hard.
As someone who came from a family who got rich off real estate, the family members who have been involved in both commercial and residential (including multi-family) aren't too happy with their gains compared to mine. When money was cheap the returns were about the same, but with the increase in interest rates I've far surpassed them. I've been able to expand much easier than them as well.
