There was a space sharing arrangement.
There was a breakroom located within the wife’s practice that I had contractual right to access. It’s similar to having two adjacent hotel rooms with a door between and giving me the right to access the bathroom in the adjacent room whenever I want. Why would a subsequent tenant want to subject themselves to that?!?

Also, I owned all of the equipment that would be necessary to operate the adjacent practice (compressor / suction and related equipment, nitrous/oxygen and related equipment, electrical panels, network hub, etc.). The liability one would need to assume in order to make a practice function was prohibitive.

Furthermore, there was no option to expand, which is often the desire for prospective buyers of a dental practice.
