for several years now. But the more I've looked at it the more I've decided that cash flow should not be the primary factor in buying up a property. A single repair can wipe out 1 or 2 years worth of cash flow, so really the only reason I'd want a property is the loan paydown and appreciation. But been a tough market for that lately with prices and interest rates.
