"Predatory towing" as a property owner and manager.

I owned property in Orem. We were always blasted for "predatory towing" in the mid 2000's. Here's my take, thumbs down all you want.

Provo Property-
Several units all in 1 building. Front lot and back lot. 1 parking spot per resident, only about 2/3 of our residents had cars.

Back lot had about 12 parking spots but they were for the on-site property managers to use (they needed 4 spots for them and their guests) and for maintenance. I allowed my family to park in the back lot for football and basketball games too.

We did have signage up saying residents only and that we would tow, but only enforced it once that I can remember in the front lot with a car that was abandoned by a previous resident. The back lot had clear signage that said no parking at any time. Signs posted at both entrances, and also signs posted on the chain link fence that you saw when you parked in a spot. The property managers, myself, our grounds company, and my family had tags we would hang from our mirrors but we had a company check it daily for cars because our property managers hated coming home and not having parking.

Our managers called in about 2 cars a month and the tow company probably got about the same just patrolling the back lot. It was never our residents, it was always people parking for games or visiting a friend in a complex on the other side of the fence, who had stricter parking policies. The managers would escalate calls to us when the people would be belligerent because I frankly don't care about their excuses.. its my property and I don't want people parked there. Just because there is pavement, doesn't mean you can park your car on it.

Orem Property was a small office complex-
We had signage that you could park there between the hours of 8am and 9pm (business hours). We still towed about a car a month. We didn't want the liability and the part of town wasn't the best so break ins weren't something we wanted to be responsible for.

All calls went to my phone from the tow company since we didn't have managers. Id let most of them off without paying if they apologized or were at least civil. It was never like that though, they ALWAYS threw it back at me and tried to make me feel like the big bad evil predatory owner. This property wasn't even around anything that they would need to use the lot for. It wasn't near businesses or residential areas. Most of the tows were cars left overnight.

You can thumbs down this all you want, laugh at it, whatever makes you feel better.. I'll die on this hill. Don't park where it says not to park and you'll never have to deal with tows or boots. Go talk to the property manager. If someone had some kind of emergency and went and knocked saying "hey something happened can I leave my car here tonight" they would have been fine with it. That was NEVER the case though, it was always some entitleted person who can't just accept that they tried to bend the rules because they felt like they should be able to park somewhere.
