Typical funds need to season for 60 days and the funds have to come from your account.
Further, there is a better way.
Put 5% down. This adds PMI, but gets you a lower rate due to the PMI. After 2 months, put down whatever doing you originally wanted to put down and have the loan recast. This will remove the PMI but you get to keep the lower rate.
