True, and it’s very hard to find new build homes that are under 1,500 sq feet.
Well, new builds of that size that aren’t condos or townhomes. They also often build these bigger 2,000+ sq foot houses on tiny lots, so there’s minimal space between neighbors and not much if any yard.

Recently there seem to be lots of these new construction bigger houses on tiny lots in some areas. In UT, it seems darn near impossible to find small new build SFH’s, and on top of that, people are asking upwards of half a million for unimproved old 1950’s small houses in many Wasatch Fromt neighborhoods.

It would be nice if we had a lot more new build starter homes around 1,500 square feet on normal size lots. A lot of those 1950’s era houses don’t have huge lots, but with the smaller house size, they have nice front yards and very decent sized backyards.
