Deed on deaths are not always a good deal. For instance, NV law allows for them, but no one uses them because it often
means that you cannot get title insurance for your property after it is passed via Deed on death. Or at least can't get it for a few years. So they basically aren't used. Some states have other options, like a lady bird deed, but at the end of the day you are usually better off just making a trust. It's usually easier and cheaper in the long run.
