Did you factor in vacancies, repairs, taxes, insurance and any other
potential pitfalls? $80 month positive can turn into hundreds of dollars per month negative if just a couple things go bad.

How old it the unit? How old are the major components of the property, i.e. roof, sewer line, hvac system, plumbing system, windows, etc. Will they need replacing soon?

Do you live close by enough to run over and fix a problem or do you have to call on subs to do that?

Do you have a good property manager you trust?

So many questions before you just jump in.

What is the growth rate of the area?
