Hard to compare homes in places you don't know
If you don't know the neighborhoods, schools, etc., it's hard to compare true value.
This house, for example, is a half hour outside town, and a full 15 minute drive to its assigned elementary school:

With WFH, I think housing has somewhat started to level a bit. Still some big discrepancies though.

Zillow has a huge lag. For example, the value of my home on Zillow is about $65k

Also in Utah actual sale price is unavailable to Zillow so prices are more guess
