Rough start to owning our first rental property
Unit 1) we closed on the property with this unit vacant. While my wife was interviewing potential tenants, one admitted he smoked meth in it with the old occupants. Wife tested it and it came back above the "limit" for meth. Had to clean it, took two weeks and cost a lot. Luckily it passed the meth test this time and we're good to rent it. Anybody want to live in Orem in an awesome 4-plex with three bedrooms in each unit? Super close to University mall and miracle bowl! Not sure if we got scammed by some meth testing company where everybody tests positive and they get a cut of the cleaning company they referred. Whatever. Wife wanted it done so now it's over.
Unit 2) Actually paid in cash. Not really an issue. A bit late, but whatever.
Unit 3) After 7+ days of knocking on their door and trying their now disconnected cell phones, got them to pay with a check. Zero English, so my wife is practicing her rusty Spanish. Check bounced. Just went back to put up the 3-day notice to pay or quit and the brother is pissed that his brother didn't pay the rent. Coming back tomorrow hopefully for cash. Who knows. We're ready to evict, although surprisingly their apartment is spotless. I almost don't mind renting to them if the three dudes living there are going to keep it in perfect condition. It'd be nice if they paid. The main guy offered to help with mowing the lawn and snow removal to reduce rent a bit. We're down for that....if they pay rent.
Unit 4) Paid with a check. It bounced. Just collected a check made out from the church. At least we know that won't bounce. We told them to apply the late fees towards next month's rent to help them out. They have a cat. Not sure if that's an issue, but we didn't get a pet deposit and I'm not too worried about it since there are no carpets.

Not the start we were hoping for, but could be worse.

PS - What's the church's policy on paying rent for people? I'm not beyond accepting rent from the church for years. Do they just cover one month typically when they do? Multiple months?
