My dad actually had a title pirate exactly like this target him. He found out about it when randomly, one day, a real estate agent put up a sale sign on his extra lot of land. Apparently someone had called this real estate agent, pretended to be my dad, and convinced her to try and sell his land.
I don't have title insurance, there are other protections you can do, but this scam absolutely, 100% is a thing.
