You live in a rental unit sometimes in a shared living situation in a rental unit. Tough to get ahead, no long term stability, but you have the convenience of living nearby and enjoying all that the community has to offer.

You live in 'affordable housing' - These are units/homes that you can buy. You put your name in a lottery, they are usually income based, employment based, and time living in the community based. These units allow you to gain equity through ownership but the equity is not based on the local real estate market. It is either fixed against a specified rate or based upon state real estate growth rates. There are tons of teachers, nurses, firefighters and first responders that live in affordable housing. There is a limit to the number of units.

You live in an adjacent community. Living in a nearby community allows you more land, more equity growth (usually over the long term) and fewer restrictions (nearby communities don't typically have as stringent HOAs). Neighboring communities to Jackson Wyoming include Star Valley (50-75 miles) & Teton Valley, Idaho (40-60 miles). I work with a number of people that travel all the way from Idaho Falls and Rexburg (90 miles). There's a careful balance here. For teachers, nurses and first responders, if we have bad roads, etc than those people may miss work and sometimes for several days. They often have arrangements to stay here if the are critical employees and bad weather is expected.

I suppose there's a 4th one. You moved here long enough ago that you have a property and your set.
