Im moving back to Utah in the next year and always liked daybreak despite the horrendous HOA issues but this is a new one:
Several of the townhomes ive reached out on are facing $25k+ special assessments. Sellers are having little luck despite some pretty substantial price reductions. I know the fees have risen not just due to amenities but bad decision making in some areas over the legal disputes with the builders but that's crazy.
0 chance I'm buying there now. I had no clue that these special assessments existed on top of $400+ HOA fees.
