As a property owner myself, you'll get nailed with much more than the mortgage
There's so much maintenance that goes into owning a rental property. I've spent $40k in the last year on general maintenance like a roof, furnace, A/C, flooring, irrigation. I also had a reasonable mortgage at $1600 per month and the renters were paying $2,000 and I will barely end up in the black when it's sold.

Going underneath each month would be a non-starter for me.
