It takes into account size of the home in addition to the sales price.
Looking at sale price alone doesn't tell you a whole lot. A $500k house in San Francisco versus Salt Lake versus Birmingham Alabama would all look very very different. The price per square ft for each of those houses would tell you a LOT more than just the $500k sale price. You'd have a mansion in Alabama versus a shack in SF.
