I have not seen any that skewed. Mine: Rent $199. Cleaning $125. AirBnB adds
their service fee of about 15%. The 15% goes to AirBnB. About 3% of my money goes to the credit card company. Utah adds about 12.69% sales and transient use taxes. I lose money on cleaning because I pay my cleaners $125 each time they clean it and I provide the cleaning/laundry supplies and equipment and pay the electricity to run washers and dryers. The $125 is per stay - not per night. I charge the cleaning fee ala Carte so that guests can choose whether to rent 1 night or stay a week or more. Guests that stay longer get leverage out of the cleaning fee as it becomes a small part of the total. Instead of having a lower fee but requiring a longer minimum stay - I let the guest that only wants to stay 1 night choose to stay only 1 night. Tip: renting a full home for 1 night is inefficient. It has to be cleaned thoroughly whether you stay 1 night or 7. I also have 5 small 1-room cabins. Rent typically is $125 per night. The cleaning fee with kitchenette only is $45 per stay. With a full kitchen the cleaning fee is $55. And, yes, AirBnB adds their service fee and Utah charges tax and the credit card processor takes out 3%. Tip: I am on all booking sites. Many partner with Booking.com and come to me via their contract with me. Many others are part of Expedia, VRBO, Homeaway Group and come to me via that contract. AirBnB stands alone. Their service fees and cancellation policies vary. Shop around. Smart travelers find me on their own and book directly and avoid the booking site service fees. Tip: I reduce the nightly rent for last minute bookings, but do not reduce the cleaning fee because my cleaning cost is fixed. This could result in a bigger skew like $125 Rent and $125 cleaning plus AirBnb service fee plus taxes. This is more than you probably wanted to know, but is meant to explain that there are methods behind the madness. Tip: motels and lower end hotels are usually cheaper than my cabins, but, my guests value the experience of having a cabin on a 300 acre cattle ranch with wildlife, horses, cattle, sunsets, stars, serenity, and quiet solitude with a river running through it located between Bryce Canyon and Zion National Park east entrance and convenient to Duck Creek Village and Red Canyon and several lakes, rivers, and creeks.
