If a potential renter asks if you do background checks, just say "yes".
Even if you had no plan to actually do a background check let them think that you did plan to do one. If you have a rental application form, just go ahead and add a line near the bottom stating that by signing the application they give you permission to do a background and credit check.

You can do them or not, but I suspect having people think you are doing them will help some to self-select out and save you some time and money.
