Every home I've purchased since 2005 is not cursed with an HOA.
In the past 4 years I have sold my last two homes that were in an HOA neighborhood.
I would drive several more miles a day to avoid an HOA.
If my state were infested with HOAs I would move to a free state.

We do the bare minimum required by CA law. The HOA is mandated to have insurance and accounting and reserve studies.

Okay. You didn’t say CA before. I’d change my advice to, "Just move."

That's pertinent information. CA is half the problem.

Do what our HOA did--something not legal. They were sued, lost and now no HOA.

Is that the Ranches? Cause it is way more complicated than that.

The idea of an HOA is not bad. But somehow, the execution often is.
