You're ignoring the actual product on the field and arguing too much in
terms of market size when UNLV has a completely non existent market fit.
You're not trying to sell carriage fees for a network that is going to benefit by charging more for the entire vegas metro.
Recruiting outside of Bishop Gorman in Nevada is basically non existent. It is not as fertile.
