I had an employee that had a few rentals. He made it a practice to meet the potential tenant at their car. If the car
Was kept clean and tidy inside he would get references etc. if the car was a mess inside he passed on them. This along with background and reference checks saved him a lot of headaches. I have 2 sons that have been 3 - 10 properties. One has done as I mentioned and had no problems. The other just finished dealing with a disaster client that cost him about a year of rent and now expensive costs to get it on the market again. He didn’t do the checks as he heard the sob story and had some compassion. He’s learned
