Everyone talks about how the Pac 12 has way bigger markets than the Big 12 (which is true) and that makes them more valuable. Most of the teams in the Pac 12 are way down the list of importance in their markets. I think the fact the San Diego State doesn't have to compete with the Chargers or any pro basketball is a positive.
