Are rents still going up in the area? How long until Cash flow positive? If rates drop to 5% next year is it positive?
What does appreciation look like?
People that are saying no based on cash flow alone are being very risk averse. IMO, it is low risk. While not perfect, it has a good location, you are already familiar with the market and it is close to a place yo already manage which will lower costs. Assuming modest rent increases and a decrease in interest rates it should flip pretty quickly.
