Is this a property that you would buy if you didn't have the connection with the women who owns it?
Just because you can, doesn't mean you should.
I think you need to have a plan with your investment properties first and then execute that plan. If this property fits within the plan, then make it happen. But if this just fell into your lap but does not meet the criteria of your plan then just let it go.
