I used to live in Stillwater. He'll get a lot more than $2 million. The land is
worth almost that much. It's true that there's land everywhere in OK, but his land is in city limits, which means much better schools, closer to shipping, etc. The land close to the city has gone up a lot in price.

I have a friend who sold a much smaller house in that area on 20 acres for $1.2 million 5 years ago, and prices have gone up quite a bit since then.
