I just talked with her and she wants to leave to avoid the eviction on her
record. There have been issues with the upstairs neighbors and her landlord doesn’t want to deal with the complaints anymore, so they have to leave.

I think it is a 3 day notice to quit or pay rent— followed by a court hearing in 15 days if notice is not complied with:

I think the Landlord has to file suit for unlawful detainer/restitution after the expiration of the 3 day notice.
