This should be correct. If they don't pay or vacate, then the landlord has
to go through a formal eviction. Don't know how long that takes and is dependent on the court system. No idea if there is a backlog to evictions currently. If it is for non-payment, the tenant winning is extremely rare. They'd have to prove the house was uninhabitable, key systems weren't working e.g. heat, plumbing, etc. of it's just a simple thing she's trying to withhold rent, likely she'll lose. Better for her to leave in that pay or quit time rather than get an eviction on her record. I'm only a small time landlord, but no amount of tears will ever convince me to rent to an eviction. I have to have reliable tenants for me to afford the mortgage. I'm not gambling my family's safety and shelter for anyone else.
