But if all the teaching is online, what is the benefit of a physical university?
Seems like the primary reason for a co-located teaching pool is to serve co-located students. But if the students aren't co-located, why do the teachers need to be?

Some knowledge areas will always require specific physical facilities, but many (most?) can reasonably be taught without them. What will stop all of the education in these areas from moving permanently online, with no co-location of either students or teachers?
