It does but that usually means you can't prevent someone for selling or owning the house based on their familial status-
You can't prohibit single people, married people, etc from owning.

The ability to rent your home will be covered by the CC&Rs regardless of who you rent to. If rentals are allowed, they can't discriminate based on familial status.

One notable exception to the FHA is that it does allow some discrimination based on age- HOAs can actually prevent younger people from living in 55+ communities to certain extents.
