That actually sounds like a pretty good deal. You could try to add in that the
landlord "warranties" the system similar to if the unit were newly installed, which would be 1 year parts and labor plus 5 years parts only. The fact that they are willing to cover the cost of replacement (or 70% of the replacement cost depending on how the lease is written) in the event of a total failure is good.
