Figure out what shape it's in
And negotiate accordingly.

If it needs repairs, insist the landlord make them.

Sometimes tenants negotiate caps on their liability for HVAC repairs — e.g. $2k a year or whatever. But seems harder to get.

Sometimes they agree to split replacement costs based on expected lifespan — if it dies, the tenant pays amortized replacement cost applicable to remaining lease term.
