There's always exceptions and edge cases.
I think it's pretty obvious I was commenting on the environment in general.
As an anecdote I have seen a lot more assumable loans lately in my market. It's a good point to look out for those. Problem I'm seeing is they are all 10% overvalued and our odds of appreciation right now in Texas is nil. Prices still getting cut everywhere.
