Appreciation will slow, but housing prices will not decrease. Loan standards are
high, buyers are being significant down payments. Housing is not being built fast enough to lower prices.

What we are seeing is an increasing bifurcation in the economy. The typical SFH buyer is increasingly a two income earning household, at least one spouse is college educated, and their balance sheet is good.

Singles, single parent households, and the working classes are rapidly being left behind.
