Mistake: Don't rent your starter home
People who pay rent on a home valued as low as a starter home aren't good with their money....or at life in general. If you rent out a home you are best renting a middle class valued home as those people have a better record of responsibility.

I guess I'm not understanding here. Why not just stay within your budget....

That plus monthly rent is often equivalent to a mortgage for similar sized homes

Sometimes work requires you to move. So instead of selling your home you rent it

Yeah. There's 2-3 low-end families sharing that too.

I get your generalization, but I've been renting one out for 15 years

I have had 2 families. The first one was great, the second one has been bad

I don't even do a deposit. They pay the rent the 1st of the month for the month.

Worse yet is to rent an executive home to the sister of a friend

Depends entirely on how she looks. 20/20 vision is important.

I guess Executive homes would push $1M today

Be better at choosing renters. I've never had issues.

Mistake: Don't rent to rich Easterners either who are very comfortable squeezing you and suing over everything.

If your tenant screening process sucks the demographic doesn't matter.
