That you would find a run down duplex and secure owner financing, that you would find good renters who didn't destroy the property, that the house would appreciate not depreciate over 10 years, that you would remain healthy and avoid any major medical expenses, that you wouldn't have major expenses inherent in having kids, etc, etcetera.

I think your scenario could happen but probably not very likely to happen.
